Multi-Tenant Office building – South Natomas

This two-story building totaled over 65,000 square feet and represented relatively new, Class A construction. The property was partially occupied with the vacant space in a shell condition.  In addition, the improvements are LEED Gold Certified.   The appraisal analysis not only involved the valuation of an un-stabilized asset in less than favorable market conditions, but also special consideration to the existing LEED certification.

+ 200 Acres of Residential Land – Manteca

Bender Rosenthal, Inc. recently appraised about 200 acres of residential land in the City of Manteca. The property involved over 700 single family residential lots in various stages of entitlement.  The appraisal involved an extensive market analysis along with the collection of market data on a regional basis.

Portfolio of Office, Industrial and Retail properties – North Natomas

A portfolio of over +670,000 square feet of office, industrial and retail space was appraised in the Sacramento area.  The portfolio was comprised of 6 separate properties, each varying with regard to build out, use, size, occupancy, condition, age, etc.  The analysis involved the collection of multiple industrial, office and retail sales and rental data sets throughout the Sacramento region.  A team of appraisers was efficiently used in order to complete the assignment on-time and within four weeks of engagement.
